Roof Financing Options: Ways to Pay for a Roof Replacement

If you’ve reached the point where you know you need a new roof but aren’t sure how to pay for it, you’re not alone. Roofing projects can feel overwhelming—especially as construction costs continue to rise and unexpected leaks don’t wait for the “right time.”

Table of Contents

The good news is that there are practical roof financing options designed specifically to help homeowners move forward without putting their finances under unnecessary strain. Whether you’re dealing with storm damage, an aging roof, or planning a proactive replacement, understanding how roof financing works can help you protect your home sooner rather than later.

For many homeowners in Northern Virginia and Montgomery County, Maryland, financing makes it possible to complete important exterior upgrades without delaying necessary repairs.

Why Roofing Financing Matters

Roof replacements are a major investment. Most homeowners don’t have tens of thousands of dollars set aside for a roof, even though it’s one of the most important parts of the home. Since modern roofing systems are designed to last 30–50 years, spreading the cost over time often makes sense and allows you to protect your home right away instead of delaying repairs.

Financing allows homeowners to:

  • Replace a failing roof immediately
  • Prevent further structural damage or interior leaks
  • Avoid draining emergency savings
  • Budget predictable monthly payments

The Two Main Types of Roofing Financing

When it comes to home improvement projects like roofing, financing generally falls into two categories: secured financing and unsecured financing. Understanding the difference can help you determine which option best fits your financial situation.

1. Secured Financing (Using Your Home as Collateral)

Secured financing means the loan is backed by collateral—in this case, your home. The most common example is a Home Equity Line of Credit (HELOC).

How it works:

  • You apply through your bank for a line of credit based on your home’s equity.
  • Once approved, you pay your contractor directly from that line of credit.
  • Monthly payments are typically interest-only, giving you flexibility.

Key benefits:

  • Historically lower interest rates than unsecured loans.
  • Flexible repayment—you can pay more in months when you can and less when you can’t.
  • Interest may be tax deductible, which can be appealing for financially savvy homeowners.

Things to consider:

  • Rates can still be high in the current economy.
  • The application process requires more paperwork, including financial documents and credit review.
  • Because your home is collateral, there’s more risk involved.

For homeowners who have built significant equity, this can be one of the most cost-effective ways to finance a roof replacement.

2. Unsecured Financing (No Collateral Required)

Unsecured financing is more like a specialized credit line for home remodeling projects. It doesn’t require using your home as collateral. Many roofing contractors partner with lenders who specialize in home improvement financing, making the process simple for homeowners.

How it works:

  • Approval is based mainly on your credit, contract, and income verification.
  • Loans come with a fixed interest rate and a set term (commonly 5, 10, or 15 years).
  • Payments stay the same every month for the life of the loan.

Key benefits:

  • Fast and simple approval—often in minutes.
  • No money down.
  • No prepayment penalties, so you can pay it off early if you choose.
  • Competitive rates, even in today’s economy, depending on your credit.

Why homeowners like this option:

If you’re financing a $20,000 roof over 10 years, having a predictable monthly payment can make budgeting much easier. Because these loans are tied to home improvements, lenders often offer better rates than credit cards.

How Home Improvement Financing Is Paid Out

One major convenience of home improvement financing is that you don’t pay the contractor upfront.

Here’s how it typically works:

  1. You’re approved for financing.
  2. The work is completed.
  3. You sign off confirming the project was finished to your satisfaction.
  4. The lender pays the contractor directly.
  5. Your first payment isn’t due until about 30 days after billing.

That means your roof is installed, your property is cleaned up, and your home is protected before you ever make your first payment.

Financing More Than Just a Roof

These loans aren’t limited to roofing alone. As long as the work is being done on your home, multiple projects can often be bundled into one loan.

For example, you may be able to finance:

If one contractor can complete all the work, it can often be wrapped into a single contract and financing option. Homeowners are also frequently approved for more than the immediate project cost, making it easier to include additional upgrades they may have been putting off.

For homeowners planning improvements to their property in Northern Virginia or Montgomery County, bundling projects can be a convenient way to upgrade several parts of the home at once.

Choosing the Right Option for You

Both secured and unsecured financing have advantages. Secured loans may offer tax benefits and flexible payments, while unsecured loans shine in speed, simplicity, and predictability.

For many homeowners, the right choice comes down to:

  • How quickly the roof needs to be replaced
  • Available home equity
  • Credit profile
  • Personal comfort with using the home as collateral

The most important thing is understanding your options so you can make a decision that protects your home and fits your financial situation.

Frequently Asked Questions About Roof Financing

Can I finance a roof replacement?

Yes. Many homeowners finance roof replacements using home improvement loans, contractor financing programs, or home equity lines of credit.

What credit score is needed for roof financing?

Many lenders approve applicants with credit scores in the mid-600s or higher, though better credit typically qualifies for lower interest rates.

How long can you finance a roof?

Most roof financing terms range from 5 to 15 years, depending on the lender and the loan program.

Is financing a roof worth it?

For many homeowners, financing allows them to replace a failing roof immediately instead of risking water damage, structural issues, or higher repair costs later.

Know Key Parts of Roofing Every Homeowner Should Understand

Your roof protects your home from the elements and adds significant beauty to its curb appeal and value. Many times, it’s ⅓ of what you see from the street. It’s easy to take it for granted—until something happens, like an unexpected leak.

Learning the essential parts of your roofing system can equip you to have confident, informed conversations with your roofer when it’s time to replace your roof. You’ll be better prepared to prevent costly damage, reduce maintenance surprises, and enjoy the longevity your roof was designed to deliver.

Let’s break it down, with a focus on why each part actually matters to you as a homeowner.

Table of Contents

Structural Elements That Shape and Support Your Roof

Fascia

Homes have trim all over the place, and it’s all collectively called fascia. Think of fascia as the last name, and these are the first names:

  • Eaves Fascia – Behind your gutter lines, at the bottom of the roof slope
  • Rakes Fascia – Runs along the slope of the roof (from ridge to eaves)
  • Freeze Fascia – Where the wall meets the roof, connecting soffit to siding
Band Board Fascia – Separates different wall siding sections (e.g., rectangular wall meeting gable)
  • Gutter Fascia – Same as eaves fascia, just with gutters over it
  • Return Fascia – Connects eaves and rakes (aka “bird boxes” in the industry)
  • Trim Fascia – Any other exposed wood trim that doesn’t fit the above

Also, you can’t forget fascia’s favorite cousin: Soffit!

These fascia types make up the roofline trim, and they must be properly wrapped and flashed to ensure your roof’s flashing systems hold up and do their job.

Ridge & Hips

These are where roof slopes meet. Ridges run horizontally at the top, while hips are diagonal joints. They’re protected by specialized caps to prevent leaks and improve appearance.

Bonus tip: Ridges are often used for attic ventilation—since the top of the roof is prime venting real estate.

Roof Pitch

This refers to how steep your roof is. It affects:

  • Water runoff
  • Material selection
  • The difficulty (and cost) of repairs or replacement

Dormers

Those small vertical structures with windows sticking out from your roof? They’re called dormers. Basically, anytime your roof sprouts another little roof.

Roof Decking

This is the wooden substrate (usually plywood or OSB) attached to your roof’s trusses or rafters—right under your shingles.

  • Most codes in our area require ½” plywood or OSB
  • Older homes often have ⅜” decking that’s lasted for decades
  • Most roofs will need some decking replaced during a re-roof
  • It’s normal to be nervous about substrate damage—but it’s often manageable

Trusses and Rafters

These framing members give your roof its shape and strength.

  • Trusses – Pre-built with metal plates, engineered to spread weight across load-bearing walls. Can’t be modified without a structural engineer.
  • Rafters – Stick-built on-site. Easier to modify later on.

Why it matters: These are your roof’s skeleton. If compromised, you may face sagging, leaks, or costly structural repairs. Knowing what supports your roof helps you spot issues early—and know what can be fixed vs. what can’t.

Water Protection Systems That Guard Your Home

Flashings

Metal strips (aluminum, steel, or copper) that keep water away from walls, chimneys, and penetrations.

  • Step Flashings go under shingles and guide water down
  • Counterflashings sit over other flashings and seal into surrounding surfaces

Drip Edge

Metal flashing at the eaves and rakes. It:

  • Prevents water from curling under shingles
  • Creates a clean edge that works with fascia cladding for waterproofing

Leak Barrier

A fiberglass mat that goes on:

  • Eaves, rakes, valleys
  • Around chimneys, vents, skylights

It seals to the deck and around nails—defending against ice dams and wind-driven rain.

Underlayment

This moisture-resistant layer goes under the shingles and over the roof deck.

  • Covers the entire roof
  • Breathable, so it doesn’t trap moisture inside
  • Works in tandem with leak barriers for complete protection

Why it matters: Water is your roof’s worst enemy—and it’s sneaky. You need properly installed layers to stop a small leak from becoming major rot, mold, or damage.

Shingles and Finishes That Provide Style and Defense

Starter Strip

The first shingles installed (often ungranulated, sometimes rolled). Their adhesive strip helps lock down the first row and reduce blow-offs.

Roof Shingles

What most people think of when they hear “roof.” These are your home’s outer armor, available in a variety of styles:

  • 3-Tab Shingles – The old-school, budget-friendly option
  • Architectural Shingles – Modern, dimensional, long-lasting (we recommend GAF Ultra HDZ)
  • Designer Shingles – High-end shingles mimicking slate, cedar, or shake

Attic Ventilation: The Unsung Hero of Roof Longevity

Attic Vents

Attic airflow is often overlooked, but it’s crucial.

  • Unvented attics can exceed 160°F in summer
  • That heat can damage roof decking and bleed into your living space
  • Proper vents help prevent ice dams in winter and extend roof lifespan

Homes in our region don’t have crawlspaces, so the attic is the most critical non-conditioned space that needs to breathe. Proper attic ventilation supports energy efficiency, indoor comfort, and overall roof health.

Planning Your Roofing Project: Why the Pre-Install Inspection (PII) Matters

Table of Contents

If you’ve followed along so far, you’ve read about spotting roof problems, scheduling an estimate, and choosing materials. Almost every company is good at telling you how good they are at roofing. But this is where most companies start losing ground: planning the project before it begins.

At Presidential Exteriors, we call this step the Pre-Install Inspection (PII). It happens after the contract is signed, but before we order materials or start work. It’s where we slow down, review the details line by line, and make sure nothing is left to chance.

Why? Because roofing projects don’t run smoothly by accident. They run smoothly because someone took the time to check, confirm, and communicate.

What Happens During a Project Planning Session

The PII is a final review meeting. We sit down with you and go over every part of your job in detail. Here’s what we cover:

Reviewing All Selections

Shingle line, color, flashing metals, ridge caps, vents, underlayments, starter strips, trim details. If it’s part of your roof, we’re confirming it. Customers sometimes laugh at how many times we repeat questions they’ve already answered, but that repetition helps prevent costly mistakes.

Double-Checking Measurements

Your estimator probably modeled your roof digitally, but field measurements and site checks confirm the details. If something doesn’t line up, we resolve it here, not on install day with a crew waiting. We also confirm small details that are hard to catch from the ground or in photos.

HOA and Permits

If you live in an HOA community, we’ll help you verify restrictions, submit forms, and provide documentation. We can’t communicate directly with your HOA or access your portal, but we will:

  • Help complete architectural review forms
  • Provide material samples or support documents
  • Offer guidance on what to expect

We cannot:

  • Access your HOA portals or retrieve documents
  • Sign forms on your behalf
  • Communicate with neighbors for signature requirements

If your county requires permits, we’ll make sure they’re pulled. Missing this step could delay your project. We offer in-house design services or can work with your architect to meet local requirements.

Confirming Special-Order Materials

Designer shingles, custom flashing, or specialty vents may not be available immediately. We verify what needs to be ordered, when it will arrive, and how that affects your timeline.

Answering Last-Minute Questions

Homeowners often remember extra questions after signing a contract. The PII is your chance to ask them. Whether it’s about skylights, patio furniture, or landscaping, we answer everything before install day.

How Install Dates Are Set

After the PII, your project enters our scheduling queue. These factors determine your install date:

  • Material availability: Standard shingles are usually delivered quickly; custom or specialty items may take longer.
  • Scheduling queue: We are often booked one to two weeks out, but the sooner we plan, the more options we have.
  • Weather conditions: Installations depend on weather. We avoid extreme temperatures and heavy rain to ensure safety and quality.

If your timeline changes, we’ll notify you first.

Why Pre-Install Inspections Matter

The PII is not just a formality. It protects you and your home.

Limiting Surprises

We’ve seen jobs disrupted by hidden rot, old chimneys, or unexpected hornet nests. Identifying problems ahead of time means fewer surprises when the crew arrives.

Preparing You and Your Property

Roof replacements are major projects. During the PII, we walk you through:

  • Where to park your cars and how to access your home during installation
  • How materials will be staged and where crews will be working
  • What noise and activity levels to expect during the project
  • What steps you can take to protect landscaping and outdoor furniture

Homeowners who know what to expect feel more confident and less stressed on installation day.

Setting Expectations

A roofing project isn’t just about putting on shingles. It’s about making sure the homeowner, the operations team, and the crew are aligned. The PII ensures everyone knows what’s being installed, when it’s happening, and what’s expected.

If we say your roof will be done in one day, it’s because we’ve verified that everything is in place. If it will take longer, it’s because we’ve already accounted for the reasons.

The Presidential Difference

Plenty of contractors sign a contract, drop off materials, and let the chips fall where they may. That’s not how we work.

Our operations team is built around planning, communication, and accountability. The PII might feel repetitive when we confirm colors for the third time, but it’s far less frustrating than tearing off a roof to fix a preventable error.

By investing time upfront, Presidential Exteriors protects your investment, reduces stress, and makes sure installation day feels routine.

When customers say their roofing project went smoothly, it’s not by chance. It’s because of the PII. We did the work before the work, and that’s what made the difference.

What Really Happens During a Roofing Estimate With Presidential Exteriors

When most people hear “roof estimate,” they picture a guy in boots walking around the yard for five minutes, scribbling a number on a form, handing it over like a parking ticket—or worse, stuffing it in the mailbox and leaving.

That’s not how this works. Not here.

An estimate from Presidential Exteriors is one of the most important steps in your entire exterior remodeling project. It’s where success or failure is quietly decided—long before a dump truck ever shows up. It’s where clarity, transparency, and design decisions either come together or come back to haunt us.

So if you’ve scheduled a roofing estimate (or you’re thinking about it), here’s what it actually looks like done right.

You’re Not Just Getting a Price. You’re Starting a Process

Before we talk numbers, show samples, or pull up a contract, we start by walking your home. Thoroughly. Respectfully. Professionally.

This isn’t a drive-by with binoculars. Our estimator shows up ready to:

  • Take precise measurements
  • Document conditions
  • And most importantly—have a conversation

A conversation about your house, your needs, your budget, and any concerns. Because after 15,000+  exterior remodeling projects, we know every homeowner (and every home) has its own story.

Maybe your last contractor cut corners.
Maybe your HOA is a nightmare.
Maybe you’re selling in three years and want a solution that balances resale value and cost.

All of that matters. And it all gets factored into your estimate—because this is the design meeting.

What Your Roofing Estimate Actually Includes

Every Presidential Exteriors roofing estimate starts with a detailed walk-through that covers:

  • Photos of everything: the good, the bad, and the ugly
  • Attic access (when available) to check for moisture, ventilation issues, and insulation
  • Full review of roof system: including siding tie-ins, side walls, chimneys, penetrations, transitions
  • Details and flashing: We inspect every accessory and edge

Then we create a digital model of your home using advanced 3D scanning software. (No, we don’t fly a drone over your house every time.) We use high-res photos and third-party tech that plugs into our systems. And yes, we still rely on our eyes and experience to catch the things a model might miss.

Because what’s “close enough” in a 3D model isn’t close enough when you’re hand-cutting flashing on install day.

Once we’ve wrapped the inspection, we sit down and review everything with you. We show you the photos, highlight any issues, and explain what they mean in terms of scope and cost.

This isn’t a scare tactic session.

  • If your roof has a few good years left, we’ll say that.
  • If a repair or patch is all that’s needed, we’ll recommend it.
  • If you’re in good shape but planning ahead, we’ll build you a long-term roadmap.

But if your roof is ready for replacementthat’s when the design phase kicks in.

Why Everyone Needs to Be In the Room

We say this as nicely as possible:

  • If you’re married, bring your spouse.
  • If you co-own the home, bring your partner.
  • If your interior designer, HOA, or parent is going to have an opinion—get them involved now.

Why? Because this is where decisions happen.

We’ve seen the headaches caused when only one person is in the loop.

Your Fully Digital, Fully Detailed Estimate

Once your design is locked in, we generate a clean, fully digital contract. We’ve done napkins before, but trust us, this is better.

Your proposal includes:

  • Project scope
  • Material, color, and trim selections
  • Labor requirements and responsibilities
  • Cleanup and haul-away plan
  • Scheduling and permitting notes
  • Payment, financing, and terms
  • Warranty coverage (GAF Golden Pledge, Silver Pledge, etc.)

The Bottom Line

Your estimate isn’t just a number, it’s a blueprint for everything that follows.

At Presidential Exteriors, we treat your roof with the seriousness it deserves. Because the right start leads to the right finish—and when it’s your roof on the line, you don’t want surprises. Check out our Ultimate Roofing Guide to find out more!

(Hint: Your shingles might be trying to tell you something)
Roofing damage that needs a roof replacement.

Your roof is a bit of an unsung hero. It’s always up there—working overtime to protect your home from the elements, boosting your curb appeal, and keeping things cozy inside. But even the toughest roofs can’t last forever.

If you’ve been wondering whether it’s time to swap your roof for a new one, you’re in the right place. Waiting too long can lead to bigger headaches (think leaks, water damage, and unexpected repair bills), but the good news? Your roof usually drops some not-so-subtle hints when it’s ready for retirement.

Let’s break down five common signs it might be time to give your roof a well-deserved upgrade.

1. Your Roof Is Getting Up There in Age

Roofs, like everything else, have a lifespan. If you’ve got an asphalt shingle roof, you’re probably looking at 20–25 good years (if it was installed properly and maintained well). Synthetic roofing options can last even longer—30 to 50 years!

If you’re not sure when your roof was installed, it’s worth checking. And while you’re at it, find out whether your attic is properly ventilated—because good airflow = a longer-lasting roof.

2. Shingles Are Curling, Cracking, or Pulling a Disappearing Act

Your shingles are your home’s first defense against wind, rain, and all the wild weather in between. So if they’re curling at the edges, cracking down the middle, or starting to go MIA altogether—it’s time to call in a pro.

Grab some binoculars, take a few steps back, and give your roof a good look. If it’s looking a little patchy or rough around the edges, it may be time to start planning for a replacement.

3. You’re Spotting Water Damage Indoors

Water stains on your ceiling? Peeling paint? That weird musty smell in your attic? These are all signs your roof might be leaking.

Take a peek in the attic with a flashlight and check for soggy insulation, rotted wood, or any evidence that moisture is sneaking in. If you see (or smell) anything suspicious, it’s time to call a contractor. Stat.

4. Your Roof Is Looking… Saggy

Roofs should be strong, straight, and supportive—not droopy. A sagging roof usually means moisture has gotten into the decking and caused serious structural damage underneath.

This is one of those signs you really shouldn’t ignore. A sagging roof is a safety hazard, so get a contractor out ASAP if yours is showing any signs of dipping.

5. A Storm Rolled Through—and Took Part of Your Roof With It

From hail to high winds to full-on tree limbs falling from the sky, storm damage is no joke. If your roof took a hit recently, don’t wait to get it checked out—even small damage can snowball into major problems fast.

Whether it’s a minor repair or a full replacement, a professional inspection can give you clarity and peace of mind. And don’t forget to loop in your insurance provider if the storm damage was significant.

Not sure where to get started on your roofing replacement? Fear not! Presidential Exteriors has The Ultimate Roofing Guide to assist you on your journey.

Give Your Home the Upgrade It Deserves

Roof Replacement Project, asphalt roofing

Deciding on which material to use for a roof replacement can feel overwhelming. Let’s review some of the most popular options so that we can figure out what works best for you and your home. We will want to consider aesthetics, weather resistance, and longevity, all of which impact what roofing material choice is best for you.

A new roof will add value, protection, and a fresh new look to your home. So, what do you need to know to make an informed decision?

Popular Asphalt Shingles: Trusted Durability & Versatile Designs

Known for their high performance, GAF asphalt shingles deliver durable, eye-catching results that bring out the best in your home’s look. They are popular due to their superior quality and ability to withstand severe weather conditions. Their company motto is, “Protect what matters most”,  and from driving rain and high winds to heavy snow, GAF roofing works hard to keep your home safe.

The diverse styles and colors offered with asphalt shingles make them a classic choice. You can customize your roof to perfectly complement your exterior, boosting your home’s curb appeal and increasing your property value. Choose from several different categories of shingles to get the perfect fit for your home’s architectural style and your budget:

  • Timberline HDZ, Architectural Shingles — Also called “dimensional shingles,” these asphalt shingles are manufactured with multiple layers fused together, creating a rich, multidimensional look that adds visual interest to your exterior.
  • Timberline UHDZ Thicker and heavier than their HDZ little brother, these shingles have dual shadow lines for additional depth, a 30-year StainGuard Plus algae protection, and a solid look that will really make your home stand out.
  • Designer Asphalt Shingles — GAF offers a full line of luxury shingles, designed to deliver the ultimate premium look and protection. From the Grand Sequoia and Grand Canyon, to the classic Camelot II’s, GAF has worked to give the look of Slate, Cedar, or Tile, with the longevity and value of an Asphalt shingle. Don’t take Designer shingles lightly, though; these premium options have prices almost as beefy as the shingles themselves!

GAF asphalt shingles offer quality at a comfortable price, providing an excellent value for the investment. Their longevity makes them a wise choice for homeowners seeking both value and reliability. Additionally, GAF shingles come with substantial warranty options ranging from 10-50 years, covering manufacturing defects and workmanship, giving homeowners peace of mind. Through our partnership as a President’s Award Winner and as a Master Elite Contractor, we carry the full line of GAF’s warranties, including the top-of-the-line, “Golden Pledge”.

Modern Metal Roofing: Durability and Energy Efficiency

Sleek metal roofing boasts a Class-A fire resistance rating, making it resistant to fire spread. Its reflective surface lowers heat absorption, improving energy efficiency and decreasing utility bills. Made from materials like steel, aluminum, copper, or zinc, metal roofing requires almost no maintenance, offering exceptional longevity of 40-70 years, depending on the material.

Metal roofs are designed to withstand snow, ice dams, rain, and severe weather with ease. While the initial investment for a metal roof is higher than asphalt, its durability and longevity make it a desirable option for homeowners seeking long-term protection and aesthetic appeal.

What to Consider When Choosing Roofing Materials

  • Do you have an HOA? It’s not worth going to war with them over this.
  • What Are the Common Roofing Materials in Your Area? It’s important that your home fits in with the rest of your neighborhood. If everyone has an asphalt roof, it is best to stay with that option.
  • Which Material Will Stand Up to the Elements in Your Region? The weather resistance your roofing material offers should weigh in heavily when deciding which material to choose for your roof replacement.
  • What Style Suits You? Roofing materials aren’t just about protection — they’re a major contributor to your home’s beauty.
  • What Works for Your Budget? Metal roofing requires a higher initial investment, but its longevity makes it a long-term investment. Asphalt shingles offer a good balance between value and cost, with three distinct price points available for homeowners to choose from.

Roofing contractor, roof replacement, roof install

The long-term success of your roof depends primarily on the materials you have installed and the contractor you hire to do the installation. Both are equally important when it comes to your roof’s longevity and performance.

Think about it—if you choose the top roofing materials, but someone who is inexperienced installs them, will you be satisfied with the results? Of course not. It’s the expertise and training of the roofing crew you hire that creates great results!

Read on to gain insight into key factors that indicate a roofing contractor is a good prospect to hire

Must Haves in Your Roofing Contractor

1. Licensed and Insured

Ask the contractors you are considering hiring for copies of both their liability insurance and workers’ compensation insurance. It’s important that they have both. General liability insurance protects you if your home or property are damaged while your roof is being installed. Workers’ compensation insurance protects you if a contractor is injured while working on your property.

The company you hire should be licensed in your state. This will ensure they are current with local build codes and regulations.

At Presidential Exteriors – We are both insured and licensed.

2. Manufacturer Certification

Going through a manufacturer’s training ensures a roofing crew knows how to install that particular material correctly.

At Presidential Exteriors – We’ve earned the GAF Master Elite® status, so you can be confident our roofing installations are done according to the manufacturer’s guidelines.

3. Ongoing Training

It’s a plus if the contractor you hire is involved in regular training.

At Presidential Exteriors – We are dedicated to continuing education through GAF CARE training programs, ensuring we’re up to speed on the latest industry innovations and best practices. We have received the GAF Presidential Award for excellence in ongoing training.

4. Reviews and Reputation

Before hiring a roofing contractor, check out their Google, Better Business Bureau (BBB), and Angi reviews. Learning about the company from previous customers will give you a good idea of what it’s like to work with them, and how happy customers are with the contractor’s work.

Once you have narrowed your search and are confident in a contractor, ask for references to see their previous work. Ask if you can see projects they completed in the last 3-6 months. You may want to talk with homeowners to learn more about their experience with the contractor you are considering.

At Presidential Exteriors – If you want to learn more about our work, check out our Google, Angi, Facebook, and BBB reviews. We believe these reviews speak for themselves.

5. Commitment to Service

The contractor you hire should have a “customer first” approach. They should listen to your concerns, answer your questions, and give you plenty of roofing material options to help you make an informed decision.

At Presidential Exteriors – We are dedicated to standing behind our work. We deliver exceptional service and do what it takes to ensure customer satisfaction. Homeowners love our Presidential App that ensures seamless communication throughout projects. We’ve completed over 15,000 projects in the VA and MD area, resulting in satisfied customers!

6. Local Roofing Contractor

If a severe storm blows through our area and someone knocks on your door offering to inspect your roof for damage, ask for the address of their local office. Why? Because “storm chasers” unfortunately come to town after harsh weather and replace roofs quickly with less-than-optimal practices.

The roofer you hire should have a local, physical address. That way, if there is anything you need after your roof is installed, you know where to reach them.

At Presidential Exteriors – We are locally owned and operated. Our office is in Rockville, MD, and we primarily serve homeowners in Fairfax County in VA, and Montgomery County in MD.

Winter Roof Care Tips to Prevent Ice Dams and Cold-Weather Damage

Protecting your roof’s integrity each winter is vital to its long-term health and longevity. While snow is breathtaking when it blankets our area, if heavy snow sits on your roof too long, it can wreak havoc. With lots of snow, any portion of your roof that is vulnerable can become compromised, creating a place moisture can seep into your roof decking and attic.

Learn how to safeguard your home from roof leaks and other costly damage by following these simple winter roof care tips.

4 Tips to Help You Avoid Roof Damage from Winter Weather

1. Remove snow from your roof (down to an inch).

It can be hazardous to remove snow from your roof, so if you are not in great physical condition, hire someone to do this for you. If you decide to remove snow yourself, take proper precautions to avoid injury. It’s hard work, so pace yourself, take breaks, dress in layers, and keep your feet on the ground. Buy a roof rake and add a rubber extension to it in order to protect you. Be cautious if you are working near power lines. Don’t ever get on your roof to rake snow off. That’s too slippery and dangerous! From the ground, slowly pull snow off the roof with your roof rake, being careful to leave one inch of snow on it (to keep from harming roofing components).

2. Prevent damaging ice dams.

When snow melts, runs down your roof, and refreezes near its edges, ice dams and icicles form. This happens when your attic is too warm, causing part of your roof to warm up while its edges remain below freezing. The result? A rim of ice on your roof’s edge that can grow and trap increasingly more water behind it until it forms an ice dam.

The problem with ice dams is that the trapped water works its way back up under your shingles. It can cause roof leaks as water makes its way through your soffits, walls, and ceilings. Ice dams left unnoticed or unaddressed can lead to mold, rot, peeling paint (inside your home), and more.

3. Increase attic ventilation, add insulation, and seal off air leaks.

In most homes, about a third of the heat loss occurs through your ceiling into your attic. Most of the loss comes from air leaks caused by things like unblocked walls, gaps in drywall, old light fixtures, plumbing pipes, chimneys, and other ceiling penetrations.

You’ll be much more likely to avoid ice dams if you increase your attic’s ventilation by adding soffit vents and a ridge vent to circulate cold air under your whole roof. Next, add insulation to your attic. Finally, seal off common air leaks by doing the following:

  • Add flashing around your chimneys. Ensure your flashing is intact, and seal it with fire-stop sealant.
  • Seal the hatch. An unsealed attic hatch or whole house fan is a huge opening where heat can escape. Cover it with a weather-stripped cap made out of foil-faced foam board that is held together with aluminum tape.
  • Install sealed canned lighting. Get rid of old recessed lighting that can’t be insulated without creating a fire hazard. Replace them with IC fixtures (which can be installed in areas where they will be in direct contact with insulation but won’t pose a fire hazard).

4. Keep your gutters clean and free of debris.

Clean your gutters every spring and fall to make sure they are free of leaves, twigs, and other debris. Clean gutters reduce the amount of water that accumulates on them, making it easier to handle and reduce ice dams if they develop.

Safeguard Your Home from Costly Damage with a Stunning New Roof

Winter weather prepared roof.

Taking steps to avoid winter roof problems will help it withstand storms and give you confidence that your home is well protected. While it’s smart to inspect your roof from the ground with binoculars, some roof issues will only be spotted by an experienced eye. A certified roofing contractor can do a thorough inspection of your roof, identify any hidden issues, and give you solid advice on roof repairs you need to attend to in order to be prepared for winter weather. Read on to gain knowledge of steps you can take to ensure your roof is prepared for winter

How to Get Your Roof Ready for Winter

1. Visually Inspect Your Roof

Grab a pair of binoculars and from the safety of the ground inspect your roof’s components. Look for missing or damaged shingles, broken flashing, loose vents, and anything else that looks like it needs the attention of a professional roofer. Does your roof sag? If so, promptly contact a roofing contractor and have it inspected. Do you have water stains inside your house on the top floor’s ceilings? This is a clear sign of roof leaks that need quick attention from a roofer

2. Carefully Look at the Condition of Your Shingles and Roof Penetrations

Are your shingles curled or cracked? They need to be replaced to avoid roof leaks. Take a good look at your roof penetrations—like skylights, chimneys, and roof vents—which can be the main culprits if your roof is leaking. Your flashing (the metal strips that seal the gaps between your roof and penetrations like your chimney and skylights) should be inspected. They need to be sealed well to keep water from seeping into your home.

3. Examine Your Attic Next Time It Rains

While you can inspect your attic anytime, one of the best opportunities to spot a leak is while it is raining. So the next time there’s a downpour, climb up into your attic with a flashlight and look for dripping water. If it isn’t coming through at the moment, maybe it penetrated in weeks gone by and created damp spots, water stains, and mold growth. Does it smell like mold in your attic even if you can’t spot mold? That’s a signal you need a professional roof inspection and possibly some roof repairs to seal the leak.

4. Clean Your Gutters and Downspouts

Gutters may be small, but they have an essential job—to channel water away from your home, prevent flooding, and avoid costly structural damage. When debris clogs gutters, they can overflow and backup onto your roof decking, which causes rot, deterioration, mold, and leaks. Clean out your gutters and downspouts twice a year to ensure your roof is protected from their possible backup. Knowing your drainage system is in good working order will give you confidence your home is safeguarded from expensive moisture damage.

Note: Installing gutter guards is a smart move. They allow water to flow freely into your gutters while keeping debris out of them. This cuts down on their need for maintenance and can relieve you of the job of cleaning the muck out of them yourself.

5. Trim Your Trees

When tree limbs brush up against your roof or siding, they cause damage. If mature trees border your home’s perimeter, it may be wise to trim them back. Avoid problems by contacting a professional to have them trim your trees for you.

6. Have Your Roof Inspected Professionally

If you spot any issues that concern you on your visual inspection of your roof, or if your roof hasn’t been inspected professionally in the last year, contact a reputable roofer for a comprehensive roof inspection. The pros have safety equipment and can climb on your roof to get an up-close view of exactly what it needs. You’ll come out ahead by bringing them into the equation and dealing with any issues they spot before winter hits.

Fortify Your Home from Extreme Weather with a Durable New Roof

Your roof stands between you and the area’s weather, so it’s essential that it functions optimally—ensuring you’re warm and comfortable all winter. Avoid storm chasers after damage to your home's roof.

When a storm blows through your area and many roof replacements are needed at once, storm chasers may show up from out of town and position themselves as reputable roofers—when they aren’t. There are specific ways you can protect yourself and your home from storm chasers and bypass the costly problems they create. Read on to discover how to avoid hiring a storm chaser and instead find a local roofer you can count on.

Safeguard Your Home from Storm Chasers and Locate a Reliable Roofer You Can Trust

1. Don’t rush into a contract.

Although roof damage can cause an urgent situation when a storm blows through, and it’s tempting to sign a contract with the first roofer you meet with, take your time deciding who to hire for your roof installation. Interview and get an estimate from multiple companies, and research reviews before settling on a contractor to hire. A reputable roofing contractor won’t put pressure on you.

2. Never pay the full amount for your roof replacement upfront.

If a contractor asks for the full payment upfront, that’s a red flag you could be talking to a storm chaser. Paying in full upfront deprives you of the opportunity to inspect the work before making your final payment—ensuring your satisfaction. A reputable roofing contractor only asks for partial payment upfront.

3. Ask for the physical address of anyone you’re considering hiring.

Ask for your potential contractor’s physical office address and their phone number. If they don’t provide you with that, or if what they provide doesn’t line up with what you look up online, find another contractor to do the work. A reputable roofing contractor will have an office or showroom you can walk into and they will have a good reputation in your area.

4. Check their license and insurance.

It’s vitally important that the roofer you hire has the proper state license and insurance. A storm chaser won’t have all the up-to-date licensing for your area, and won’t know the current regulations they need to comply with. A reputable roofing contractor will have a state license, and liability and workers compensation insurance so you are covered in the unlikely event that someone is injured on your property during your roof replacement.

5. Ensure your roof replacement comes with a solid warranty.

Storm chasers don’t typically offer warranties on their work. You won’t be able to find them should you need anything after the work is completed. A reputable roofing contractor includes a warranty on both the materials and their craftsmanship.

6. Contact your insurance company and a well-established local roofer.

If your roof was damaged due to a storm, reach out to your insurance company promptly to begin working together toward resolving the situation. Ask your insurance company if there are local roofers they are accustomed to working with and consider contacting them for a free estimate.

Don’t be fooled by the convenience of a storm chaser’s knock on your door. And don’t sign something just so “they can inspect your roof.” This type of document is designed with language that allows them to do much more than an inspection. It may even prevent you from working with a different contractor without breaching the contract. If a storm chaser hands you a pen and a document, don’t sign it. Read it, and instead of signing it, contact other roofers to have your roof inspected with no strings attached. A reputable roofing contractor will not ask you to sign something just so they can get on your roof and inspect it.

7. Check out their reputation.

Ask the roofing contractor you are considering hiring for referrals from past customers and check into the roofer’s online reviews. If they don’t have a track record of success for you to check into online, find another contractor. A reputable roofing contractor will have many positive online reviews on multiple sites.
